If your residential building has six or more units and a boiler, DOB requires a low-pressure boiler inspection every calendar year, filed within 14 days of the inspection. One- to five-family homes are exempt, which surprises many owners in both directions.
The rhythm that keeps you clean
Book the inspection with your service company for the same month every year, ideally summer, when they're not fighting no-heat emergencies. The inspector files electronically through DOB NOW; confirm the filing actually went in within the 14-day window, because the penalty lands on the owner, not the inspector.
Defects and follow-up
If the inspection finds defects, they must be corrected and the correction filed within 180 days. An inspection that's never filed counts as no inspection at all.
